What factors affect the cost of post-construction cleaning in Ottawa?

The cost of post-construction cleaning in Ottawa is influenced by a wide range of factors, with square footage, construction type, cleaning phase, and timing among the main drivers. Understanding these factors helps you anticipate costs accurately and ensures you are comparing quotes on an equal basis when shopping for a cleaning contractor.

Key Cost Factors for Ottawa Post-Construction Cleaning

Square footage is the most obvious factor. As a rough perspective, residential quotes in Ottawa can run roughly $0.50 to $1.50 per square foot, so a small condo cleanup costs far less than a large custom home. But square footage alone does not tell the full story — a home with cathedral ceilings, skylights, and a second-floor loft can take more labour than a single-storey bungalow of the same footprint because of the height access requirements for cleaning upper walls, light fixtures, and high windows.

Type and scope of construction can matter as much as size. A new build leaves debris and dust in every room, while a partial renovation like a kitchen remodel may only affect a few hundred square feet. Demolition-heavy renovations that involved removing old drywall, plaster, or tile create far more dust and debris than cosmetic updates like painting and new flooring. Projects involving concrete work, masonry, or stucco can leave cement-based residues that take specific products and extra labour to remove.

Surface materials significantly affect cleaning time and cost. Natural stone countertops and tile require pH-neutral cleaners and careful handling. Hardwood floors need specific products to avoid water damage and finish clouding. Large glass areas with floor-to-ceiling windows demand meticulous cleaning to remove paint overspray and construction film without scratching new glass. Homes with high-end finishes can cost more to clean because of the care premium materials need.

Timing matters too. If dust from the work got into the furnace and vents, the clean can take more passes with HEPA vacuums and longer air scrubber run times. Availability also varies through the year, so booking early for a busy season can help.

Other factors include accessibility — tight urban lots with limited parking can add time to bring in equipment — and debris removal. Ask whether hauling away leftover materials is included; the City's Trail Road landfill does not accept asbestos, hazardous waste, liquid waste or commercial garbage, so some items need other arrangements. Hazardous materials change the job: suspected asbestos is a job for an abatement contractor, so have it tested before cleanup. Finally, urgency matters — rush jobs or weekend cleaning may carry a premium, so ask about it up front. Getting several itemized written quotes for a clearly defined scope of work helps you pay a fair price.
